In Upper Austria, an existing building was renovated and expanded into a rental property with 10 residential units. The main focus was on cost-effectiveness during construction and ongoing operation, but without sacrificing sustainability. A refurbishment or conversions and extensions are often more expensive than a traditional new build. For this reason, special attention was paid to the construction method during the planning phase. Thanks to the solid timber construction in cross-laminated timber (CLT) and the generous insulation of 22 cm or 32 cm in the roof area, between five and a maximum of eight tonnes of pellets per year are sufficient for the entire heat requirement. In addition to the low running costs, the acquisition costs for a pellet boiler in commercial buildings are also highly attractive.

Low operating costs are decisive in the utilisation of a rental property. It is therefore important to maximise the efficiency of heat and energy generation. A 20 kW pellet boiler supplies over 700 m² of living space with heat. The running costs are in the range of a multi-dwelling unit.

The old oil heating system was removed, the tank room was converted into a new technical room and limited to one space for the Hargassner Nano-PK 20 pellet boiler together with a 1,000 litre accumulator tank. In order not to lose any living space, the storage for the pellets, a GWT-MAX bag silo, was integrated into a Biohort shed outside and the supply to the boiler is underground. Hot water is heated using storage tanks in the residential units. The residential units are between 60 and 90 m² in size. The necessary shading was provided by means of front-mounted roller shutters.
